Last week, I talked with a client who had been renting for years. She was paying $1,750 a month and had just renewed her lease. When we added up how much she spent in the last 5 years… it was over $100,000. Let's break that down even more. Normally, tenants require a security deposit, first months rent, application fee, and sometimes even a cleaning deposit. What does that look like -
💸 RENTING a Home:
$1,750/month rent = $1,750 upfront
Security Deposit = $1,750
Cleaning Fee Deposit = $350
Application fee per adult = $50
Total to move in: $3,900 (And that money is gone.)
Here’s the thing: she could’ve bought a home years ago — and started building equity. That’s what I want to help you do.
If you’re thinking, “But I don’t have a big down payment!” — I hear that a lot. The truth is, many first-time buyers only need 3.5% down with an FHA loan. For example, on a $200,000 home X 3.5% down = $7,000 down payment. Are you asking yourself, what is the downpayment? The down payment is the portion of the home's purchase price that you pay upfront when buying a home. It’s your initial investment into the property, and the rest is typically covered by a mortgage loan.
And with approved credit, you may qualify for down payment assistance, helping cover most — or even all — of that amount.
🛑 But the down payment is just one part. There are other key parts of the home buying puzzle such as: closing costs, home appraisal, and home inspections. Don't worry, I will go over this in more detail.
Long story short, I was so excited, when she made the decision that she was no longer going to pay someone else's mortgage and was ready to start the home buying process. Just like her, I also started renting until eventually I bought my first home - that was for sale by owner. That is another story. Anyways, this is what I want to do to for you.
