Tired of Renting a Lot? What I’ve Learned From Talking With Homeowners
The other day, I had a conversation with a family living in a mobile home community. They told me how frustrated they were with paying rent on a lot they would never own. The rent kept creeping up, the privacy wasn’t there, and to top it off—they recently found out that if they wanted to sell, they couldn’t sell it like a regular house.
That was surprising to them. In fact, they said, “It feels more like selling a car.” And in a way, they were right. Because when a manufactured home is not attached to land, it’s considered personal property, not real property. That means a buyer would need to get a personal loan—similar to an auto loan—instead of a traditional mortgage.
As real estate agents, we can only sell real property—which means land plus a home attached to it. If your manufactured home is classified as personal property, we cannot list it the same way we would a traditional home.
But here’s the good news: if your goal is to buy another home and you’re counting on the sale of your manufactured home for the down payment, there are still ways we can help.
One of our clients was in this exact situation. She needed to sell her mobile home first in order to buy her new home. It wasn’t a fast process—it took time and some creative problem-solving—but we were able to get her mobile home sold. The best part? She was able to close on her new home and finally move forward.
On the other side of town, I met with a seller who owned a manufactured home sitting on over five acres of land. That sounds like the best of both worlds—land and a home. But before we could move forward with selling, there were some important things we had to check.
- Was the home properly retrofitted to meet FHA standards?
- Where is the septic tank located and when was the last time it was cleaned out?
-Has the home been moved more than once? If so, it could create financing problems or even stop a deal.
