Stop Asking “What If” – Start Taking Action

I hear it all the time: “I don’t want to buy a home right now because of the interest rates.”

Trust me, I get it. When I bought my first home in 2018, I locked in a 4.55% rate on a conventional loan, and at the time that felt high compared to what some of my friends were paying. Fast forward to today, and yes, rates are higher than we’ve seen in recent years. But let’s look at the bigger picture.

In the 1980s, interest rates hit over 16%. And even though home prices were much lower back then, the monthly payment often didn’t feel much lighter compared to today. For example:

  • In the early 1980s, the median home price was about $70,000. At a 16% interest rate, the monthly principal and interest payment was roughly $940.

  • Today, the median home price in San Antonio is closer to $300,000. At today’s 6.3% rate, the monthly principal and interest is around $1,860.

Yes, the payment is higher, but so are wages and opportunities. And here’s the good news: we’ve been able to get some of our clients into homes with rates under 6% this year.

So, I have to ask you—what’s really holding you back? Do you truly understand what’s included in your monthly payment? Or are you caught up in the cycle of “what ifs”?

  • What if rates drop?

  • What if home prices go down?

  • What if I meet my future husband and buy a home with him?

  • What if this house doesn’t check every single box?

If you keep asking “what if,” time will pass you by before you know it.

When I bought my first home, I was supposed to buy it with my boyfriend at the time. We lived together, talked about getting married, and even started looking at homes. But every time it came down to making a decision, he found an excuse. Deep down, I was scared that I could only qualify with him.

But then I took the leap and applied on my own. To my surprise, I qualified all by myself. And I decided: I’m going to buy this home with or without him. That was the best decision I ever made—for me and for my daughter.
